There are many reasons for people to get home inspections and a lot of them are similar. However, things change depending on the situation, and if you are selling a home or buying a home and the type of buyer you are.
A Pre-List Inspection makes your home stand out from the rest of the 'For Sale" homes on the block
It shows the potential buyer that you have exercised due diligence in
offering a home for sale that has had an independent, unbiased review
and report on a home's systems, components and their condition. It
says: "I have nothing to hide."
A Pre-List Inspection can reduce problems at closing
You've had your home on the market for months, and finally you get an offer that
sounds right. You go through the negotiations and set up a closing date and you
just want the whole thing to be overů. But the buyer's inspector finds a structural,
electrical, or mechanical problem. Like most problems it can be corrected inexpensively
but have you ever tried to get a reputable contactor to do a job in the next few days?
This problem could have been found during a Pre-Listing Inspection and corrected.

First Time - More often than not, this type of buyer
is overly excited about the upcoming purchase of his first home, causing him
to just assume his house is a perfect house because, after all, it's the
house of his dreams. It is perfect... in his eyes. However, in our eyes
there's wood rot on the back patio, the bathroom door won't latch shut,
and the roof leaks straight through to the dining room. These are just
the beginning of what we find for you, our customer, so you don't have
to be unpleasantly surprised by them later.
